What am I entitled to claim?
Section 11 of the Landlord and Tenant Act 1985 sets out the legal obligations of landlords to maintain the structure and exterior of a rented property, as well as key installations for the supply of water, gas, electricity, sanitation, and heating. This section applies to all tenancy agreements of less than seven years and ensures that landlords are responsible for carrying out necessary repairs in a timely manner. If your landlord fails to meet these obligations, they may be in breach of contract, and you could be entitled to take legal action and claim compensation for any inconvenience, health issues, or damage caused.
Mould
If mould in your home has caused damage to your health or property, you may be entitled to compensation. Whether it’s due to landlord negligence or poor living conditions, we can help you start your claim and fight for what you deserve. Don’t ignore the impact—get expert support today.
Vermin
If you’re living with a vermin infestation—like rats, mice, or cockroaches—it’s not just unpleasant, it’s unacceptable. Vermin can pose serious health risks and often indicate poor property maintenance. If your landlord has failed to act, you could be entitled to compensation. Let us help you take the next step.
Faulty Electrics
Faulty electrics aren’t just inconvenient—they’re dangerous. From exposed wiring to constant power cuts, electrical issues can put your safety at serious risk. If your landlord has ignored reports or failed to fix the problem, you may be entitled to compensation. We’re here to help you make your claim quickly and confidently.
Damaged Plaster
Cracked or damaged plaster can be a sign of deeper structural issues—and it shouldn't be ignored. Whether it's caused by damp, leaks, or poor maintenance, damaged plaster can affect both your living conditions and your health. If your landlord hasn’t taken action, you may be eligible to make a housing disrepair claim. Housing Disrepair CIC is here to support you every step of the way.
Leaks
Leaks can quickly lead to serious damage, from mould and damp to structural issues and ruined belongings. If you've reported a leak and your landlord hasn’t fixed it, they may be neglecting their legal responsibility. At Housing Disrepair CIC, we help tenants claim compensation and get the repairs they deserve.
Defective Windows
Defective windows can lead to draughts, damp, mould, and even security risks. Whether they don’t close properly, let in water, or are broken altogether, your landlord has a duty to fix them. If they’ve failed to act, Housing Disrepair CIC can help you make a claim and ensure your home is safe, warm, and secure.
Boiler/ Heating Issues
A broken boiler or faulty heating can make your home cold, uncomfortable, and even unsafe—especially during the winter months. Your landlord has a legal duty to ensure your heating system is working properly. If you've been left without heating or hot water and your landlord hasn’t taken action, you may be entitled to claim. Housing Disrepair CIC is here to help you get the support and compensation you deserve.
Blocked Drains / Guttering
Blocked drains or damaged guttering can lead to serious problems like damp, leaks, unpleasant smells, and even structural damage. If left untreated, these issues can quickly impact your health and quality of life. Your landlord is responsible for keeping drains and gutters in good working order—if they’ve failed to do so, you could be entitled to compensation. Housing Disrepair CIC is here to help you make a claim and get the repairs sorted.
Defective Brickwork
Defective or crumbling brickwork isn’t just an eyesore—it can be a serious safety risk. Damaged bricks or mortar can lead to structural issues, water leaks, and damp entering your home. It’s your landlord’s responsibility to maintain the exterior of the property, including the brickwork. If they’ve failed to carry out repairs, you may be eligible to make a claim. Housing Disrepair CIC is here to help you take action and protect your home.
Are the conditions impacting you personally?
If the disrepair in your home has caused you personal suffering—such as stress, anxiety, illness, or disruption to your daily life—you may be entitled to claim compensation. The law recognises that poor housing conditions can have a serious impact on your physical and mental wellbeing. Whether it’s mould affecting your health, lack of heating in cold months, or persistent leaks disrupting your living space, these experiences can form part of your housing disrepair claim.
